Furnished apartments · Kampala

Furnished apartments in Kampala, by the month.

Serviced rather than merely furnished: housekeeping, laundry, breakfast and a concierge come with the apartment. No lease, no utility accounts, no furniture to buy, and an address you can give an employer on day one.

Furnished vs serviced

Two different things, sold under one word.

A furnished apartment in Kampala usually means a landlord's flat with furniture in it, let on a tenancy, with the utilities, the internet, the cleaning and the security in your name. A serviced apartment means the furniture plus the service: housekeeping, laundry, a concierge, security, and in our case breakfast — on a booking rather than a lease.

The distinction decides the month. With a tenancy you negotiate a deposit, open a Umeme account, arrange internet, find a cleaner and buy what the flat lacks, then undo all of it when you leave. With a serviced apartment you arrive with a suitcase.

It also decides what happens when something breaks. On a tenancy that is your problem and your weekend. Here it is a message to the concierge.

What it costs

Monthly rates, and how to ask for them.

Published nightly rates are $105 for a Studio Deluxe, $115 for a 1BHK Suite, $200 for a 2BHK Suite and $300 for the 3BHK Penthouse, all bed and breakfast. Seven nights or more carries a 10 to 20 per cent discount automatically.

Past about three weeks, stop booking by the night and ask for the monthly rate. It sits materially below the nightly rate multiplied out, and it is quoted rather than published because it depends on the apartment, the season and the length.

When you compare against a tenancy, count the things a lease adds that a rate does not show: a deposit of one to three months, utility connections and deposits, internet installation, a cleaner, furniture for whatever the flat lacks, and the time all of it takes. Over three to six months a serviced apartment often wins outright; over two years it does not, and we would say so.

Who takes them

Relocations, projects and the month before the house.

Three groups, mostly. People relocating to Kampala who need somewhere real while they find a house and get their bearings — the apartment becomes the address on the employment paperwork. Consultants and project teams on assignments of one to six months. And families between homes.

What they share is a need for the stay to be uncomplicated rather than cheap. A desk that works, a kitchen that works, laundry that comes back, and no administrative tail when the assignment ends.

The 1BHK Suite is the most common choice for one person on a long stay; the 2BHK Suite for a couple with a child or two colleagues; the 3BHK Penthouse for a family or a principal with staff.

The honest comparison

A serviced apartment against a tenancy.
