HMK Living Penthouse vs. Suite: Which Room Is Right for You?
A complete comparison of HMK Living's apartment typologies — Studio Deluxe, 1BHK Suite, 2BHK Suite, and the 3BHK Penthouse. Rates, layouts, kitchens, included services, and which apartment fits which kind of stay.

HMK Living has four kinds of apartment, and the honest answer to "which one should I book" has very little to do with which is most expensive. It has to do with how many bathrooms your party needs, whether you intend to cook, and whether you are going to use the golf course and the spa next door or ignore them completely.
This guide walks through all four typologies in the order most guests consider them, attaches the detail that actually decides the question — sizes, bed configuration, kitchen versus kitchenette, which services arrive included — and ends with two worked examples so you can see where the money goes.
What are the four apartment types at HMK Living?
There are four: the Studio Deluxe, the 1BHK Suite, the 2BHK Suite and the 3BHK Penthouse. They scale in floor area, bed count and bathroom count, and each arrives on a default activity tier that decides how much of the golf, spa and chauffeur layer is already paid for.
| Apartment | From | Size | Beds and baths | Default tier |
|---|---|---|---|---|
| Studio Deluxe | $105 / night | from 32 m² | 1 queen · 1 bath | Bronze |
| 1BHK Suite | $115 / night | from 52 m² | 1 king · 1 bath | Silver |
| 2BHK Suite | $200 / night | from 88 m² | 2 kings · 2 baths | Gold |
| 3BHK Penthouse | $300 / night | from 180 m² | 3 kings · 3 baths | Platinum |
The full rate card, including extended-stay rates, sits on the pricing page. Rates move with the season, so the figures above are read live from the booking system rather than typed into this article.

What does every apartment include, whatever you book?
Every apartment includes breakfast, fibre-optic mesh Wi-Fi, a work desk, a 55-inch QLED television, premium linen and daily housekeeping. Every guest also has the same 24/7 concierge, the same 24/7 armed security on site, and the same walking access to the Wellness Sanctuary spa next door and the Lake Victoria championship golf resort directly adjacent to the property.
That matters because it narrows the decision. You are not choosing between a good stay and a basic one — you are choosing floor area, bathroom count, kitchen capability and how much of the activity layer is bundled.
Breakfast is served in the ground-floor restaurant and is included with every stay, in every typology. Lunch and dinner are à la carte from the same kitchen — grills, curries, pizza, pasta, salads, coffee and fresh juice — and room service will bring any of it up to the apartment. Laundry is a service rather than a machine in the apartment; housekeeping collects and returns it.
For the wider picture of what sits on the property and immediately around it, the facilities page is the short version and the area guide is the long one.
Which apartment suits a solo traveller or a couple on a short stay?
The Studio Deluxe, from $105 a night. It is an open-plan room of 32 m² and up with a queen bed, a writing nook with a proper desk, a kitchenette and an en-suite bathroom — sized for one or two people who will be out of the apartment for most of the day.
The Studio is the right call when the apartment is a base rather than a destination. Two nights between flights. A week of meetings in town. A golf trip where you are on the course by eight and back at seven.
Book the Studio Deluxe when:
- You are travelling alone, or as two people on a stay of one to three nights
- You will be out most of the day — meetings, the course, the spa, the city
- You would rather spend the difference on the activity tier than on floor area
- You do not need a lounge separate from the bedroom
The Studio arrives on Bronze tier. The spa and the golf next door are available to you at standard rates, and the concierge arranges chauffeur runs on request. If you would rather have the spa and the golf included, you can upgrade the tier without changing apartment — ask when you book.
One thing to be clear about: the Studio has a kitchenette, not a kitchen. Kettle, microwave, fridge. Excellent for coffee, for breakfast carried up from downstairs, and for a cold supper. Not a place to cook for four.
What makes the 1BHK Suite the default choice?
The 1BHK Suite, from $115 a night, is the apartment most guests end up in because it solves the commonest problem in a shared room: one person needs to work or take a call while the other sleeps. From 52 m², it puts a king bed behind a proper door and keeps a separate lounge and desk on the other side of it.
That door is the whole argument. In a studio, a 10pm call with Europe happens three metres from the bed. In a 1BHK it happens in a different room.
Book the 1BHK Suite when:
- You are two people staying three nights or more
- You are an executive on a corporate or remote-work stay and work from the apartment
- You want a lounge to sit in that is not the end of the bed
- You want a real desk rather than a hotel writing shelf

The 1BHK sits on Silver tier by default, which adds spa treatments and discounted championship golf to the Bronze baseline, plus chauffeur service for the Entebbe transfer. Entebbe International Airport is about 20 km away on the Entebbe Express Highway, and central Kampala is roughly 25 minutes in the other direction.
Like the Studio, the 1BHK has a kitchenette rather than a full kitchen. Most guests in this apartment eat breakfast downstairs, order lunch or dinner up from the restaurant, and use the kitchenette for coffee, tea and the odd reheated plate. If that describes your week, the kitchenette is not a compromise.
Kitchenette or full kitchen — which do you actually need?
A kitchenette means a kettle, a microwave and a fridge, and it appears in the Studio Deluxe and the 1BHK Suite. A fully stocked kitchen — hob, oven, pans, knives, crockery, the lot — appears only in the 2BHK Suite and the 3BHK Penthouse.
This is the commonest booking mistake, so it is worth being blunt about. If you have small children with particular food routines, if someone in the party cooks for dietary or religious reasons, or if you are staying three weeks and cannot face a restaurant every night, you need the 2BHK or the Penthouse.

If, on the other hand, you are two adults who will eat breakfast downstairs and order dinner up, the kitchenette will not cost you a single inconvenient evening. Room service runs from the same kitchen as the restaurant, so the dinner menu in the apartment is the dinner menu downstairs.
A useful test: count the meals you expect to cook from raw ingredients across the whole stay. Under three, take the kitchenette and save the difference. Over three, take the kitchen.
Which apartment suits a family of five?
The 2BHK Suite, from 88 m², is the usual answer for five people: two king beds, two bathrooms, a shared lounge and a full kitchen. Where it gets tight is bathrooms in the morning, which is why families of five staying longer than a week often move up to the 3BHK Penthouse, where there is a third.
Two bathrooms for five people works if your mornings are staggered. It works less well if three of you need to leave at the same time.
The second consideration is the kitchen. A family on a ten-day stay will want to make breakfast on some mornings without going downstairs, keep milk and snacks for children, and cook something familiar midway through the trip. The 2BHK's stocked kitchen handles that; a kitchenette does not.
When is the 2BHK Suite the right call?
The 2BHK Suite, from $200 a night, is for two couples, a family, or a working team of three or four who want separate bedrooms, their own bathrooms and a kitchen they can use properly. At 88 m² and up it is the first apartment in the range that feels like somewhere you live rather than somewhere you stay.
It is also the commonest choice for long stays. Relocations, project postings, consulting engagements that run four to eight weeks — two bedrooms, a kitchen and the 10–20% discount that applies from seven nights make it the most efficient apartment in the range per square metre.
Book the 2BHK Suite when:
- You are a family with children, or two couples travelling together
- You are a team of three or four sharing accommodation on a project
- You are relocating to Kampala and need somewhere real for a month or more
- You want to cook, not reheat
The 2BHK arrives on Gold tier, which broadens the included spa and golf access and puts chauffeur blocks at your disposal. For teams, the practical effect is that site visits and city meetings stop being a daily negotiation about transport.

What do you get in the 3BHK Penthouse?
The 3BHK Penthouse occupies the top floor: from 180 m², three king bedrooms, three bathrooms, a fully stocked kitchen, and an open-plan living and dining area laid out for people who intend to have other people over. It is the only apartment in the range where a party of six all get a king bed and a bathroom of their own.
It is also the only apartment that arrives on Platinum tier as standard, and that is where the arithmetic gets interesting. Platinum includes chauffeur service, championship golf next door and the Wellness Sanctuary spa — three things billed separately on the other typologies.

Book the Penthouse when:
- You are hosting — a private dinner, a family gathering, a reception
- You are travelling as a multi-generational family or a group of six
- You want three bathrooms rather than two
- You want the chauffeur, the golf and the spa included rather than itemised
For the hosting case specifically — capacities, formats, catering, how the concierge runs the evening — our guide to VVIP private events and penthouse hosting in Kampala goes through it properly.
How do the activity tiers change the maths?
The four tiers — Bronze, Silver, Gold, Platinum — decide how much of the golf, spa and chauffeur layer sits inside your nightly rate. A Studio on Bronze pays for those things as it uses them; the Penthouse on Platinum does not pay for them again at all.
| Tier | Default apartment | What it covers |
|---|---|---|
| Bronze | Studio Deluxe | Spa and golf next door at standard rates, chauffeur on request |
| Silver | 1BHK Suite | Spa treatments and discounted golf, chauffeur for the airport transfer |
| Gold | 2BHK Suite | Broader spa and golf access, chauffeur blocks during the stay |
| Platinum | 3BHK Penthouse | Chauffeur, championship golf and the spa included throughout |
Tiers are upgradeable without changing apartment. Two people who want a 1BHK but intend to play golf three times and visit the spa twice should ask about Gold on a 1BHK rather than assume the Penthouse is the only route to included activities.
Worked example: four nights for two people
Two people, four nights, two spa visits, two rounds of golf and an airport transfer in each direction. On a 1BHK Suite at $115 a night the apartment is the cheapest part of the week and the activity layer is added on top, item by item.
On the Penthouse at $300 a night the apartment costs more and the activity layer costs nothing further, because Platinum already covers the chauffeur, the golf and the spa. The two totals land closer together than the rate card suggests — close enough that the deciding factor becomes whether two people want 180 m² and three bathrooms.
The honest conclusion for this scenario: if you are genuinely going to use the golf course and the spa, price the Penthouse properly before you rule it out, or ask for a tier upgrade on the 1BHK. If you are not going to use either, the 1BHK wins comfortably and nothing in the Penthouse will be missed.
Worked example: eight nights for a family of five
Five people, eight nights, school-holiday pacing, cooking perhaps every third evening. The 2BHK Suite at $200 a night gives two kings, two bathrooms and a full kitchen, and because the stay passes seven nights it attracts the 10–20% long-stay discount.
The Penthouse at $300 a night adds a third bedroom, a third bathroom and Platinum tier, which for a family means the chauffeur is on hand for day trips and the golf and the spa stop being a separate budget conversation. Over eight nights the discount applies to the Penthouse too.
The deciding question is bathrooms. If your five have staggered mornings, take the 2BHK and spend the difference on what you do during the day. If three of you leave together every morning, the third bathroom in the Penthouse is worth more than it looks on paper.
How do weekly discounts change the comparison?
Stays of seven nights or more attract a discount of 10–20%, and because the discount is proportional it narrows the absolute gap between every pair of apartments. The step up from Studio to 1BHK, or from 1BHK to 2BHK, is cheaper per night on a fortnight than on a long weekend.
This is the main reason long-stay guests end up in bigger apartments than they expected. A month in a Studio and a month in a 1BHK are much closer in price than three nights in each.
Extended-stay and long-stay rates exist beyond the standard weekly discount. If you are looking at a month or more, do not book from the rate card — message the concierge on WhatsApp at +256 748 390 401, or call the office on +256 393 101 080, and ask for the long-stay quote.
Where do you actually work in each apartment?
Every apartment has a work desk and the same fibre-optic mesh Wi-Fi, so the question is not whether you can work but whether you can work while someone else is in the apartment. In a Studio, not really; in a 1BHK, yes; in a 2BHK or the Penthouse, two people can work at once in different rooms.
For a solo remote worker, the Studio's writing nook is genuinely sufficient for a week. For two people who are both working, the 1BHK is the floor and the 2BHK is the comfortable answer.
Our longer piece on working remotely from Kampala covers the connectivity, the time-zone arithmetic and how a working week in Kigo actually runs.

How does food work across the four apartments?
Identically. Breakfast is included with every stay and served in the ground-floor restaurant; lunch and dinner are à la carte from the same kitchen, and room service brings any dish up to any apartment. The kitchen difference changes what you can cook, not what you can order.
The practical consequence is that food should not drive your typology choice unless you specifically want to cook. A guest in a Studio eats exactly as well as a guest in the Penthouse.
What does change is where you eat it. In a Studio, dinner arrives on a small table. In a 2BHK or the Penthouse there is a dining table that seats the party, which is a different kind of evening — particularly with children, and particularly on a long stay.
Which apartment is right for you — the short version
- Solo or two people, one to three nights, out most of the day → Studio Deluxe from $105
- Two people or a working executive, three nights or more → 1BHK Suite from $115
- Family, two couples, a project team, or a stay over a week → 2BHK Suite from $200
- Hosting, a group of six, three bathrooms, or everything included → 3BHK Penthouse from $300
If you are between two options, send both to the concierge with your dates, your headcount and what you plan to do during the day. You will get the two quoted side by side, with the long-stay discount applied where it applies, which is usually enough to settle it.

Common questions about this topic.
The nightly rates run in order — Studio Deluxe, 1BHK Suite, 2BHK Suite, then the 3BHK Penthouse — and the current figures are on the pricing page. The Penthouse costs more than the 1BHK, but it arrives on Platinum activity tier, which bundles chauffeur service, championship golf next door and the Wellness Sanctuary spa, all of which are separate line items on the other apartments.
