Staying Beside the Lake Victoria Championship Golf Course: Resort Room or Serviced Apartment?
What your options actually are on Kigo Road, beside Uganda's championship golf course — what a resort room gives you, what a serviced apartment gives you, what each costs per night and per week, and how to decide which one fits the trip you are taking.


If you have searched for somewhere to stay near Uganda's championship golf course, you have probably noticed that the search results are mostly booking sites, and that booking sites are very good at showing you rooms and very bad at telling you what a stay is actually like. This piece is the other thing: a plain account of what the options on Kigo Road are, what each kind of stay suits, and what each costs.
It is written by one of the properties on that road, which you should factor in. Where a resort does something better than we do, this says so.
What is actually on Kigo Road
Kigo is a lakeside suburb in Wakiso District, on the northern shore of Lake Victoria, between Kampala and Entebbe. The championship golf course sits in the middle of it. Around the course, within a few minutes' drive, the lodging divides into three kinds:
- Resort hotels. Full-service properties with a restaurant or several, a swimming pool, a spa, conference and banqueting space, and in the case of the course's own resort, the golf on the doorstep. Nightly rates on this road generally open somewhere in the mid-200s of US dollars for an entry room and run well into four figures for the top suites.
- Serviced apartments. Apartments with hotel service attached — housekeeping, concierge, security, breakfast — but laid out as somewhere to live rather than somewhere to sleep. HMK Living is this. Rates run from $125 a night for a Studio Deluxe to $300 for the three-bedroom penthouse.
- Guest houses. The budget end, mostly a few rooms in a converted house. What is included varies enormously and is worth asking about in detail before you book.

The honest version of the comparison
A serviced apartment and a resort room are not competing products that happen to differ on price. They are different things, and the right one depends almost entirely on how long you are staying and what you will be doing during the day.
What the resort does better
Say this first, because it is true and because a guide that pretends otherwise is not worth reading:
- A swimming pool. HMK Living does not have one. If a pool is part of what you picture when you picture this trip, that settles it.
- A full spa and health club. There is a wellness spa adjacent to our building, but it is a neighbour, not a department.
- Several restaurants and bars. A resort with six outlets gives you six different evenings without leaving the grounds.
- Conference and banqueting halls. For a delegation of fifty or a wedding of three hundred, a resort is the only sensible answer in this area.
- Golf on the doorstep in the literal sense, if you stay at the course's own resort.
What the apartment does better
- A kitchen. The 2BHK Suite and the 3BHK Penthouse have full kitchens; the Studio Deluxe and 1BHK Suite have kitchenettes. Over a week this is the single biggest practical difference between the two kinds of stay.
- A separate lounge and a dining table. You can sit somewhere that is not the bed, and three people can eat together without going out.
- A desk in every apartment, with fibre-optic mesh Wi-Fi — which matters if your trip has work in it, and most trips do.
- Price, particularly over time. More on this below.
- Quiet. No lobby, no function rooms, no conference delegates in the corridor at seven in the morning.

The arithmetic over a week
Here is where the two products genuinely diverge, and it is worth doing the sum before you book rather than after.
A resort room on this road at, say, 270 US dollars a night comes to roughly 1,890 dollars for seven nights. Breakfast is usually included; lunch and dinner are not, and a resort dinner for two in Kampala rarely comes in under 60 to 80 dollars once drinks are counted. Seven dinners takes the week past 2,300.
A 1BHK Suite at HMK Living is $140 a night. Stays of seven nights or more carry a 10 to 20 per cent discount, so the week lands below seven times the nightly rate. Breakfast is included and served downstairs. You have a kitchenette, so some of those dinners are something you make, and the rest are in the restaurant on the ground floor at Kampala prices rather than resort prices.
We are not going to pretend this is a like-for-like comparison — the resort week includes a pool, a spa and a choice of restaurants. The point is narrower: if those things will not actually be used, you are paying for them anyway. A visiting golfer who plays from seven until one and sleeps at nine is paying for a great deal of resort they never see.
Which one fits your trip
You are here for golf, three or four days, with friends
Take an apartment, and take one apartment rather than four rooms. The 3BHK Penthouse has three bedrooms with their own bathrooms, a full kitchen and a lounge you can actually sit in afterwards, at $300 a night for the whole unit. Four resort rooms at a typical Kigo rate will cost several times that, and the four of you will still be meeting in a lobby to decide where to eat.
Tee times are booked through the concierge and the course is minutes away, so a dawn start is a short transfer rather than an expedition. Breakfast downstairs opens early enough to matter.
You are here on business for a week or more
Take an apartment, almost without qualification. The desk, the kitchenette and the laundry service are the three things that make a long stay sustainable, and a hotel room gives you none of them properly. Kigo also puts you against the traffic: you leave for the city in the morning as everybody else is arriving, and the airport is one road away at the end of the trip.
You are here for two nights of leisure and you want to swim
Take the resort. Genuinely. Two nights is too short for the kitchen to matter and a pool is a pool.
You are moving to Kampala and looking for somewhere while you find a house
Take an apartment, by the month. This is the use case serviced apartments exist for: furnished, serviced, no lease, no utility accounts, no furniture to buy, and a address you can give an employer on day one. Monthly rates are quoted on request and sit well below the nightly rate multiplied out.
You are hosting a conference or a wedding
Take the resort. We have no banqueting hall and will not pretend to.

The practical questions people ask before booking anywhere in Kigo
How far is the airport? About 20 km from Entebbe International, almost all of it on the Entebbe Express Highway. Allow half an hour in ordinary conditions and more at the peaks. Arrange the transfer in advance rather than finding one in arrivals.
How far is central Kampala? Around 25 minutes in ordinary traffic, longer at the morning and evening peaks — and the direction of travel is in your favour in both directions.
Can I play the course if I am not staying at its resort? Yes. Visiting players and societies are taken. Green fees, caddie fees and club hire are settled at the course. Ask your property to book the tee time; a concierge who does this weekly will get you a better slot than an email from abroad.
Is there anything else nearby? A wellness spa adjacent to the property, the lake shore a short walk away, and resort dining about a minute away on foot. Kigo is residential and quiet by design — the restaurants, bars and markets of the city are a drive away, which is exactly why people who have to be sharp the next morning sleep here.
Is it safe? Kigo is one of the more controlled parts of greater Kampala: residential rather than commercial, properties set back behind gates, very little street-level foot traffic. HMK Living has 24/7 armed security on site, a gated entrance and a concierge who is awake whenever you arrive. Do I need a car? No. The course is minutes away and the concierge arranges a driver by the hour or by the day for anything further.

How to decide in one question
Ask yourself what you will be doing between nine in the morning and six in the evening.
If the answer involves the pool, the spa and the restaurants of a resort, book the resort — you will use what you are paying for, and that is the correct trade.
If the answer is golf, meetings in the city, work at a desk, or looking after a family, then the resort's facilities are a surcharge on something you will barely see, and an apartment with a kitchen, a lounge and a nightly rate from $125 is the better-shaped version of the same week on the same road.
