Serviced apartments in Kampala, on the quiet side of the city.
Studios to a three-bedroom penthouse from $105 a night, bed and breakfast. A kitchen in every apartment, a desk in every apartment, breakfast downstairs, and the airport twenty kilometres down one highway.

What serviced apartments in Kampala actually cost.
A serviced apartment in Kampala is a furnished apartment sold with hotel-style service attached — housekeeping, concierge, security, usually breakfast — and no lease, no utility accounts and no furniture to buy. It is what people use for a week that a hotel room cannot hold, and for a month that a tenancy would make complicated.
At HMK Living the rates are published rather than quoted: $105 a night for a Studio Deluxe, $115 for a 1BHK Suite, $200 for a 2BHK Suite and $300 for the 3BHK Penthouse, all bed and breakfast, with 10 to 20 per cent off from seven nights and monthly rates on request.
Most of the serviced-apartment market in Kampala does not publish a rate at all. If you are comparing, ask every property for the nightly rate, the weekly rate and the monthly rate in writing before you compare anything else — the spread between them is where the real difference sits.
The neighbourhood decides more than the building.
Kampala's serviced apartments cluster in three places, and they are not interchangeable. Nakasero and Kololo put you in the middle of the business district, which is right if every meeting is within two kilometres and wrong the moment you need the airport. Muyenga, Naguru and Ntinda are residential and mid-city, a compromise in both directions.
The lakeside strip — Kigo, Munyonyo, Lweza — is the quiet end. HMK Living is on Kigo Road, about 25 minutes from the central business district and 20 km from Entebbe International Airport on the Entebbe Express Highway. You drive out of the city as everybody else drives in, and back against the flow in the evening.
For a trip that runs between the airport and the city rather than inside one district, that geometry is worth more than proximity. For a trip that never leaves Nakasero, it is not — and we would rather say so than sell you the wrong week.
The things that decide a long stay.
Three of them, and none is the one people ask about first. A kitchen, because eating every meal out for a month is both expensive and wearing — the Studio Deluxe and 1BHK Suite have kitchenettes, the 2BHK Suite and 3BHK Penthouse have full kitchens. A desk and fibre-optic mesh Wi-Fi in every apartment, because most trips to Kampala have work in them. And laundry handled as a service rather than a machine in the room.
Beyond that: breakfast included and served in the restaurant on the ground floor, daily housekeeping, a 24/7 concierge, 24/7 security on site, and gated parking. Airport transfers, a chauffeur by the hour or the day, and an in-apartment chef are arranged on request.
What is not here, said plainly: no swimming pool, no washing machine in the apartment, and no conference or banqueting space. A resort has all three and charges for them whether you use them or not.
- Breakfast included, served 07:00–10:30 downstairs
- Kitchen or kitchenette in every apartment
- Work desk and fibre-optic mesh Wi-Fi throughout
- Daily housekeeping; laundry and ironing as a service
- 24/7 concierge and 24/7 security on site
- Free gated parking; airport transfers on request
Which one fits the trip you are taking.
Not a verdict — a split. Below about three nights a hotel room is usually the better buy. Past a week the arithmetic reverses, and it reverses hard.

Published rates, bed and breakfast, per apartment per night. Seven nights or more carries a 10–20% discount; monthly rates are quoted on request.
Twenty kilometres from the runway.
Entebbe International Airport is about 20 km away, almost all of it on the Entebbe Express Highway — a modern toll road that bypasses the old Entebbe Road and its town traffic. Allow around half an hour in ordinary conditions. In the small hours, when most long-haul flights leave, the road is empty.
Give the concierge your flight number rather than your arrival time and the driver watches the flight. Arriving at midnight and leaving at half past two are both ordinary here, and the apartment is yours until you walk out of it.

The questions people ask before they commit to a week or a month in this city.
A furnished apartment let by the night, week or month with hotel-style service attached — housekeeping, concierge, security and usually breakfast — and no lease, no utility accounts and no furniture to buy. It is the middle ground between a hotel room, which is too small for a long stay, and a tenancy, which is too much commitment for one.
